Learning examples, not offered loan terms

Homes, incomes, savings, interest rates, payments, closing costs, approvals, repair arrangements, and investment outcomes are fictional. No game result is a credit decision, prequalification, preapproval, Loan Estimate, rate lock, or commitment to lend. Real terms and eligibility require an application and lender review.

The first-purchase model uses a 360-payment fixed-rate calculation, a selected down payment, a simplified closing-cost allowance plus any points, and estimated operating costs. Displayed note rates are not APRs. The model does not calculate regulatory APR or account for every finance charge. Do not use the examples to compare actual offers.

Monthly ownership totals include modeled principal and interest, taxes, insurance, applicable mortgage insurance, HOA dues, utilities, and upkeep. These estimates may change in real life. The game’s treatment of PMI is conventional-style and does not represent FHA, VA, or USDA rules. Agent compensation is assumed covered separately by the fictional seller; that is not assured in a real transaction.

Market changes and rental returns are scenarios, not forecasts. Equity is not spendable cash or total profit. Selling costs are assumptions, not standard commissions. Real taxes, occupancy requirements, insurance, local rental rules, and financing restrictions need separate review. Nothing here is individualized legal, tax, investment, or financial advice.

Your choice of professionals

Story agents are fictional. Real agent information, when present, is supplied by the referral link; it is not a verified licensing roster. Confirm identity and licensing independently. If no real agent is supplied, the introduction request goes to Erik, who is identified as a mortgage professional, not your real estate agent.

You do not have to use Erik, Patriot Home Mortgage, or any suggested agent to play or to buy a home. Asking a question does not create representation, require an application, or obligate you to use a provider.

What happens to your information

Your character, game progress, and in-game checklist are saved in this browser’s local storage. They are not automatically sent to Erik or an agent. Clearing browser data removes them; different devices and domains have separate saves.

The question form prepares an email draft in your browser. It does not submit a lead to a server, save form entries to local storage, or enroll you in marketing. You choose whether to open your mail app and send the draft. Once sent, your email provider and recipient handle that message under their own policies. Call and text links open your device’s phone or messaging app; carrier charges may apply.

Do not enter Social Security numbers, account numbers, passwords, or sensitive financial documents. Request the lender’s approved secure channel for an actual application. This site does not request authorization for automated marketing calls or texts.

The hosting provider may process technical request information such as IP addresses and use security cookies. Agent images supplied through referral links may be loaded from external hosts.
